Queensland Smoke Alarm Laws 2027, Is Your Home Ready?

Queensland's Smoke Alarm Deadline Is Fast Approaching, Is Your Home Ready for 1 January 2027?

If you own a home in Queensland, there is an important deadline approaching that many homeowners are still unaware of.

From 1 January 2027, all Queensland homes must comply with the state's smoke alarm legislation. This means many properties that currently have older smoke alarms installed may require upgrades before the deadline arrives.

While the legislation has been phased in over several years, the final compliance date is now less than a year away.

For many Gold Coast homeowners, now is the ideal time to check whether their smoke alarm system meets the requirements.

What Are the Queensland Smoke Alarm Requirements?

Queensland requires smoke alarms to:

  • Be photoelectric smoke alarms

  • Comply with Australian Standard AS3786-2014

  • Be interconnected with every other required smoke alarm

  • Be less than 10 years old

  • Operate correctly when tested

Many older homes still contain alarms that do not meet one or more of these requirements.

What Does "Interconnected" Mean?

Interconnected smoke alarms communicate with each other throughout the home.

If one alarm detects smoke, every alarm sounds at the same time.

This provides a significant safety advantage because family members can be alerted immediately, even if the fire starts on another level of the home or at the opposite end of the house. The Queensland Fire Department specifically highlights interconnected alarms because they provide occupants with additional time to escape safely.

Where Must Smoke Alarms Be Installed?

The legislation requires smoke alarms to be installed:

  • In every bedroom

  • In hallways connecting bedrooms

  • In rooms that connect bedrooms if no hallway exists

  • On every level of the home

  • Along the path of travel to exit the building where no bedrooms are located on that level

Many homes that currently have only one or two smoke alarms will require additional alarms to achieve full compliance.

Common Compliance Issues We Find

When inspecting homes, we often find the following issues:

Smoke Alarms Over 10 Years Old

Smoke alarms have a limited service life and must be replaced when they reach 10 years from the date of manufacture.

Old Ionisation Smoke Alarms

Queensland now requires photoelectric smoke alarms, not ionisation alarms.

Standalone Smoke Alarms

Many homes have smoke alarms that operate independently and are not interconnected.

Incorrect Smoke Alarm Locations

Smoke alarms generally should not be installed:

  • Within 300mm of a corner

  • Within 300mm of a light fitting

  • Within 400mm of an air-conditioning vent

  • Within 400mm of a ceiling fan blade

Incorrect placement can reduce effectiveness and may affect compliance.

What About Landlords?

If a property is sold, leased, or an existing lease is renewed, it must comply with the current smoke alarm requirements. Landlords are also responsible for maintaining smoke alarms and replacing alarms that are faulty or over 10 years old.

Why You Shouldn't Wait Until December 2026

As the deadline gets closer, demand for smoke alarm upgrades is expected to increase significantly.

Leaving upgrades until the last minute could mean:

  • Longer wait times for installations

  • Limited product availability

  • Potential delays when selling or leasing a property

More importantly, upgrading sooner means your family benefits from improved fire protection immediately.
